3. Caravans show up after you complete the floor you set it to. So if you set it to floor 10, you would clear floor 10 and then see them. Most story/dengeki dungeons end at floor 10, so you'll never see them unless you change your caravan setting.
4. Condition deterioration rate is dependent on the item. Some lose condition while attacking, some lose condition while defending, some lose condition on both conditions. Instead of not wearing anything, you should just use whatever you find and replace it when it's broken. Later on, repair becomes more available, and you'll find weapons/armor that take less condition to use (dengeki equipment is pretty durable).
