It's because the heatsink is just right above the CPU. If you take your casing and make it lie down in such that the heatsink is standing up, usually the pins for the heatsink connect to both the CPU slot and the CPU itself. It's recommended that you loosen all the pins surrounding the heatsink before you try and unscrew stuff. (though honestly, most heatsinks I've seen come seperate from the CPU)

I keep reading that I should use compressed air. What kind of stores sell it? Hardware stores, or places like Best Buy?

You can get them at any hardware store that doesn't suck.

It could be more than your heatsink, of course. Please us a utility (Google) to check your temperatures. It's likely your CPU or GPU, or even both if your computer innards are hot.

If leaving your case open helps a lot, yes, it's an overheating issue.

just be shitfuck careful not to go anywhere near your northbridge/southbridge with the vacuum cleaner - specially if they have heatsinks on them

i've seen someone ruin a perfectly good motherboard by being overzealous with a vacuum that way

No surprises there. If you mess your North/Southbridge, you mess with your peripheral and/or processing functions. So be careful with that.
